For after-hours emergencies, our on-site maintenance team is always on call and prepared to assist promptly.
Yes, Creekside at Pear Ridge Apartments has on-site maintenance staff during office hours, to address service needs. For urgent situations outside office hours, residents can reach our emergency maintenance line through the main office number.
No, your presence is not required during a scheduled maintenance visit. Our trusted maintenance technicians are authorized to enter your apartment to complete requested repairs while ensuring your home and belongings are treated with care and respect.
If you prefer to be present during the visit, please let the office know when submitting your service request so we can accommodate your schedule.
For maintenance requests, please submit a service request through your resident portal or contact the leasing office during business hours. This ensures that your request is properly documented and assigned to our maintenance team as quickly as possible.
Please note that our team can only perform maintenance or repairs related to the apartment and community. We are unable to assist with personal items or situations that could present a liability (such as moving furniture, handling resident property, or performing non-apartment-related tasks).

If you are locked out during office hours, please contact the leasing office for assistance. Our team will do their best to help you regain access, depending on staff availability and verification procedures.
If you are locked out after office hours, you will need to contact a licensed locksmith for assistance at your own expense. For security reasons, our staff is unable to provide after-hours access to apartments.
AMENITIES
Yes, parking is available for residents and guests. Parking policies and availability may vary, so we encourage residents to contact the leasing office for specific details or any questions regarding parking.
Our community offers a variety of amenities for residents to enjoy, including a swimming pool and tennis courts available from 10:00 a.m. to 10:00 p.m., as well as a 24/7 fitness center for your convenience.
Yes, Creekside at Pear Ridge Apartments are proudly pet-friendly! Aggressive breeds are restricted, and the community includes pet-friendly walking areas for your convenience. Please contact the office for full pet policy details.
Appliance packages vary by unit. Select apartments feature white or black appliances, which include a dishwasher, garbage disposal, stove, refrigerator, and vent hood. Other units offer classic appliance packages. Please contact the leasing office for specific details on available appliances.
No, Creekside at Pear Ridge Apartments does not provide furnished units. However, our spacious layouts make it easy to design your home to match your personal style.
ADMINISTRATIVE AND LEASING
Once we receive all required documents and screening information, most applications are processed within 72 hours. In some cases, additional verification may extend the timeline slightly.
Rent payments can be made through the resident portal using ACH, debit, or credit card. We also accept personal checks and cashier’s checks. Cash payments are available through WIPS at select locations. Please note, money orders are not accepted.
Yes, renter’s insurance is required for all residents. For your convenience, we offer a Damage Waiver Program (DWP) for $19 per month, which is automatically applied at move-in. Residents may also choose to obtain their own renter’s insurance policy that meets our coverage requirements and provide proof of coverage to the leasing office to avoid the monthly DWP charge.
Residents are welcome to choose the internet and cable provider of their choice, as long as the provider services the area. We recommend contacting providers directly to confirm availability and service options for the community.
Our lease does offer an early termination option. Fees and requirements may vary depending on whether a 60-day written notice is provided. In cases involving military orders, we fully comply with all applicable state and federal laws. For specific details related to your situation, we encourage you to contact the leasing office so we can review your options with you.
Before move-in, residents must establish electricity service with their chosen provider and provide proof of coverage to the office. Service should begin on your move-in date.
At Creekside at Pear Ridge, residents are responsible for paying all utilities. You are able to pay your monthly utility bill for water, sewer, trash and pest control through our online portal for added convenience!

Yes! We have a DART bus stop located near the front of the property, offering easy and convenient access to public transportation.
Our community is located within the Plano Independent School District (PISD). PISD is consistently ranked among the top public school districts in Texas and is known for strong academic programs, high graduation rates, and recognized leadership excellence.
We are conveniently located off the President George Bush Turnpike. Take the Frankford Road exit and head toward Pear Ridge Drive. The community is easily accessible from the main roadway.

To qualify for an apartment at Creekside at Pear Ridge Apartments, applicants must have a verifiable gross monthly income of at least 2.5 times the monthly rent.

Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.

If you wish to paint or make any alterations, please contact the management office for prior approval. Any modifications must be restored to the original condition at move-out unless otherwise approved by management.
Aside from rent, utilities, and renter’s insurance ( $19 monthly Damage Waiver Program if you choose it), there are no additional property or amenity fees. You simply pay for what you use.
For the safety and privacy of all residents, subletting and short-term rentals (including Airbnb, VRBO, or similar platforms) are not permitted at Creekside at Pear Ridge apartments.
All residents must be approved leaseholders listed on the rental agreement. This policy helps us maintain a secure, comfortable, and community-focused living environment for everyone.
